Freestanding signs we build

A permanent sign at the front of your property.

A monument or pylon sign is the first thing visitors look for when they’re trying to find you. It needs to be readable from a moving car, placed where it won’t block drivers’ sight lines, and built on a foundation that lasts.

Monument signs

Low, ground-mounted signs with a solid base — aluminum, masonry-look or stone veneer — for office parks, medical buildings and campuses.

Pylon signs

Tall, pole-mounted signs that are visible from highways and busy roads, often with panels for several tenants.

Multi-tenant directory signs

Replaceable tenant panels so property managers can update listings when tenants change.

Post & panel signs

An economical freestanding option for smaller properties, entrances and parking areas.

Illuminated & digital faces

Internally lit cabinets, push-through letters and LED message centers for after-dark visibility.

Refacing & refurbishing

New faces, paint and LED upgrades for existing monument and pylon structures.

Monument sign guide

What goes into a freestanding sign

Freestanding signs are construction projects. Zoning rules usually limit height, size and how far the sign must sit from the property line, and the sign needs a proper foundation and often an electrical run. Planning those details first avoids expensive changes later.

What we look at on the site survey

  • Setbacks and sight lines. Most codes require signs to sit back from the property line and out of the sight triangle at driveways so drivers can see traffic.
  • Approach speed and direction. Faster roads need larger copy and a double-sided sign so it can be read from both directions.
  • Underground utilities. Utility locates are called in before any digging for footings.
  • Power for illumination. Distance from the building’s electrical panel affects the cost of a lit sign.
  • Landscaping and grade. The sign base should sit above snow piles and plantings so it’s readable all year.

What affects your price

  • Height and size. Taller signs need engineered poles and footings; bigger faces need more material.
  • Base materials. Aluminum bases cost less than masonry or stone veneer.
  • Illumination. Internal LED lighting, push-through letters or a digital message center each add cost.
  • Number of tenant panels. Multi-tenant signs need more panels and graphics.
  • Foundation and site work. Excavation, concrete and electrical trenching all depend on site conditions.

Monument and pylon sign questions, answered

What’s the difference between a monument sign and a pylon sign?

A monument sign sits low to the ground on a solid base and suits offices, campuses and properties seen at closer range. A pylon sign is mounted on one or more tall poles so it can be seen from farther away, which makes it a better fit for highway frontage and retail centers.

How long does a monument sign project take?

It depends mostly on permitting. Design and proof approval come first, then the permit application, then fabrication and installation. We’ll give you a realistic schedule for your municipality when we quote.

Can you replace just the faces on our existing sign?

Yes. If the structure is sound, refacing is the fastest way to update a sign after a rebrand or tenant change. We can also upgrade old fluorescent lighting to LED at the same time.

Do you make tenant panels for property managers?

Yes. We can produce matching replacement panels for multi-tenant signs so new tenants look consistent with the rest of the sign.

Do you also do signs on the building?

Yes — most properties pair a monument sign with storefront or channel letter signs on the building so both match.

Who handles the permit?

We do. Freestanding signs typically need a zoning review and permit, and we prepare the site plan and drawings that go with the application.
